A sleek, modern garden room with en-suite completed in Wandsworth, South West London—built to feel like a true extension of the home.
After removing the existing outdated garden store, we constructed a robust foundation using 150mm compacted hardcore and a 150mm reinforced concrete slab. The room was then built in 5x2 C24 structural timber, fully insulated on all sides to create a comfortable, energy-efficient space all year round.
Externally, the roof was finished with long-lasting GRP, while internally we used 12mm plywood and moisture-resistant plasterboard, then plastered throughout for a crisp modern finish. We also completed new electrics and a fully fitted en-suite bathroom, including proper gravity drainage rather than a macerator for a higher-quality, dependable result.
The existing garden storage was outdated, so we carefully dismantled it and cleared the site ready for the new build. After removal, we prepared the groundworks area, set out the new footprint, and ensured levels were correct so the new base could be installed properly.
We built a modern timber-framed garden room designed for comfortable year-round use, with high-performance insulation installed to all walls, floor and roof to minimise heat loss. Internally, the structure was finished with plywood for strength and durability, then lined with plasterboard to create smooth walls and ceilings ready for a clean, modern finish. Externally, the building was wrapped in a waterproof, breathable membrane for long-term weather protection, and completed with premium composite cladding for a sleek look and low-maintenance durability.
The garden room was completed with a lovely en-suite bathroom, connected directly to the main house water supply to provide unlimited hot and cold water (no tank limitations). We installed underfloor heating to keep the room evenly warm, along with a heated towel rail for extra comfort and quick-drying towels. The result is a bright, modern bathroom that makes the entire space feel cosy and usable all year round.
